Property sale in Spain – Conveyancing

GB Abogados provide a dedicated conveyancing service for foreign clients who are selling their property in Spain.

Identifying an Estate Agent

If required, we are able to recommend local agents to market your property. It is important to appoint a reliable and honest agent to sell your property. Over the years we have gathered many contacts across Spain and can therefore assist clients with the marketing of their property.

Pre-sale

Prior to finding a buyer, it is a good idea to ensure that all required documentation is in place. This will save time once you receive an offer and will show prospective buyers that the property is free of complications with a dedicated vendor.

Acceptance of Offer

Offers to purchase will normally be placed via the estate agent. However, we are happy to assist in negotiations if required. The prospective purchaser’s solicitor is likely to request a copy of the nota simple and carry out land registry checks prior to deposit payment.

Purchase Contract

We will draft a purchase contract and agree the terms with all parties. Upon signing of the document, we will ensure that the deposit is paid to protect your interests.

Notary Signing

The completion of the transaction is confirmed at a notary signing in Spain. This is usually at a notary office close to where the property is located. We will attend the notary signing, either with you or with the Power of Attorney. The notary appointment will typically take around 2 hours.

Sale Proceeds and Taxes

GB Abogados will ensure that all monies are correctly accounted for. We can assist with the transfer of funds back to the UK, including competitive currency exchange rates.
